What is an Amenity Fee?
In multifamily real estate, an amenity fee is a separate charge (in addition to a tenant’s regular rent) that covers access to and/or the ongoing maintenance of shared property features such as a fitness center, pool, rooftop lounge, coworking space, or other on-site amenities. While rental payments typically go toward the base costs of the unit and overall property operations, an amenity fee specifically helps offset costs associated with creating, upgrading, and maintaining these extra conveniences that add value to the tenant experience. Some properties may charge a one-time annual amenity fee, while others include a monthly fee—every community’s fee structure varies depending on the range and quality of amenities offered.
