How Does HelloData Calculate Moving Average Rents?

We take the last listed price before each unit is removed from the market over the last 90 days and average it. Since we are only looking at listings that have recently closed, our average rents are the best indicator of the actual market rents for each unit type. We use this data to display the Historical Rent Trends graph in the interface:
