How to Use Global Filters on the Property Report

Global filters are a powerful tool that allows you to refine and focus your market survey reports, helping you analyze data from specific perspectives across the full report. Whether you want to compare your property against a specific competitor, analyze by unit types, or explore specific amenities, global filters enable you to zoom in on the most relevant data with the click of a button.

The global filters are located at the top of the property report.

 

Filter by Properties

  • Click on the Properties filter option.
  • From the drop-down menu, select the specific competitor or group of competitors you want to compare your property against.
  • The report will automatically update to show only the data relevant to your selected competitor(s).

 Filter by Unit Type

  • Click on the Unit Type filter.
  • Choose the type of unit you wish to analyze, such as "1-bedroom apartments," "2-bedroom units," or "studio apartments."
  • This narrows down the data to only display the performance of the selected unit type, allowing for more granular comparisons.

Unit SF

·        Enter the min and max square footage to filter by square footage.

 

 Filter by Amenities

  • Click on the Amenities filter.
  • Choose one or more amenities, such as "pool," "balcony/patio," or "renovated."
  • The report will update to show how properties with these specific amenities are performing in the market.

Customize Date Range

The default date range is set to 30 days. Adjust the start and end dates or use one of the suggested options and watch the data update instantly.

Review the Filtered Data

Once you’ve applied the necessary filters, review the updated report. The data displayed will now be narrowed down to reflect the filters you've chosen. Compare metrics like leased % rate, exposure, rents, and concessions to make data-driven pricing decisions.

 

Tips for Using Global Filters

  • Start broad, then narrow down: Begin with a broad analysis, then use filters to drill down into specifics as you uncover trends or areas of interest.
  • Focus on key competitors: Use filters to concentrate on properties or companies that are your direct competitors to gain a clearer view of your relative performance.
  • Use filters in combination: Combine filters like unit type, amenity, and date range for deeper insights.
  • Regularly update your analysis: As market conditions change, refresh your analysis by adjusting the filters to reflect new data.
